Construction of your new addition or remodel is a process, and involves a melding of our family and yours. Knowing what to expect can have a big effect on how comfortable you are as the project progresses. Although some of the details may change according to the size of your project, the process outlined below is what you can expect to take place.
The Construction Process
The First Meeting - This is the information gathering stage. We discuss the needs, goals, and ideas for your project, anticipated budget, and time constraints. We inspect the existing site, take measurements, and answer any questions or concerns you may have. At this time we can also help you decide whether or not to seek the assistance of an architect and/or designer.
The Estimate - Once we have gathered the initial information we begin the process of estimating the cost and scope of your project. This may take a few days to several weeks depending on the size of your project. We gather quotes from sub-contractors and specify the materials that will be used. The final document presented to you is the Proposal.
Acceptance of the Proposal - When the estimate is complete, we will meet with you to discuss the scope and budget of the project as defined in the Proposal. Often there are requests for portions of the work,or materials to be changed, and we repeat the estimate process. We are committed to working with you until the Proposal meets with your approval. Once you do approve the Proposal and agree to work with us, we accept a deposit to move forward with project preparation process.
Project Preparation - We apply for necessary permits, contact the appropriate utilities if necessary, in some cases have engineered construction drawings made, and begin the process of choosing finishing materials with you. Once permits are obtained we move to the Construction Contract.
Construction Contract - This document spells out the terms of the project's construction such as payment schedule, change order procedures, scope of work and estimated completion date. At this time we will also present you with an estimated construction schedule.
Construction in Progress - During this time you will be kept apprised of the progress that is being made and we will be available to address any concerns you may have. In addition, we will try to minimize the impact that construction has on your daily activities.
Often during construction, changes may be desired or warranted, and we will make sure you are well informed in order to make any decisions that may fall to you.
During this time you may also be finalizing your decisions for finish products such as bathtubs, door hardware, lighting, or paint colors.
Final Inspection - Once the major work of the project is complete, you will be asked to do a "walk through". At this time you will approve the finishes, fine carpentry and other aspects of the project. We will generate a "punch list" of items to be completed.
Final Payment & Project Close - The final payment is made when the punch list items are complete. We will meet one final time and provide you with any warranties for products we installed, and answer any final questions.
